Im uncertain how to tackle this bathroom. 1 full bath, but the shower is smaller than normal.

Should I try and find a mentor over trying to tackle flipping or wholesaling?

I am not afraid of hard work, just of working hard for little returns.I've been on a reading tear lately, I'll check out the store to see what I should tackle next.

Coming from a background in finance, I know that I will, one way or another, be able to find either a single partner, or group of investors who aren't afraid to pull the trigger, and who are interested in actually developing land, not destroying it, and creating beautiful properties to be sold along with beautiful margins.I'm also curious to know if any of you have tackled projects similar to this (I know I haven't given out the secret ingredient), just speaking of land acquisition / development / selling properties, repeat.Thoughts?

That said, its also likely that you are in a life position to tackle repairs and such yourself, reducing your need for as large a cash buffer as someone with a career demanding 50+ hour weeks.It might be wise to wait until you have begun your career, have a strong savings rate, and THEN house-hack.

If you want to tackle the second project perhaps you can bring on an equity partner.

@Jorge Ruiz I haven't decided how I'd like to tackle the upcoming commercial acquisitions.  

The obvious thing to do would be to tackle the kitchen, however my dilemma is knowing I will not have the money to do a total rehab of the kitchen.

The numbers are really good, I would be pocketing over $600 on that one but for a newbie like me I don't want to tackle big renovation for my first property.
