I know CA has a lot of rules/laws but in FL to start out I would incorporate, get EIN, get banks set up and then you are in business.

After moving out, we re-stained the front porch posts with a darker stain (photo is pre-stain), replaced the front door, did touch-up painting on walls and trim, installed new keyed-alike locks on front/back door, and installed a vented bathroom exhaust fan that wasn't there prior.

You'll be able to take out half of your vested balance though, so not a ton.If you liquidate it, you're going to have to pay 10% (assuming you're under 50 years old) + taxes owed if it's pre-tax.So maybe a combination of the two using a HELOC on the equity.Is the 401k in the Roth portion by any chance?

What you will be required to do is register as a foreign entity in the state the property is in if it’s not the home state.I recommend speaking with an attorney and your cpa on if a LLC is even required and the state(s) to incorporate it in.

I'm going to have an attorney review my lease agreement, but all the documentation that I have came with my BiggerPockets MANAGING RENTAL PROPERTIES book a few years ago, pre-pandemic...and it's a lot.For those using KeyCheck for their MTR listings, did you also find that additional documentation was needed, besides the 3 key things that KC provides?

By fall of 2021, both the visiting scholars and the vacationers were back in town, a lot of furnished listings had disappeared and I am back to renting at my pre-pandemic rates.
