That would include the purchase contract; a hardship letter from the owner explaining what horrible things have happened to them, why the have no money and no jobs, and why they aren't ever going to be able to pay this off; pictures of the property; some justification of why your offer is a good one; etc.

The deal for the guy in California will be completely different from us that are in the midwest.I used to watch Flip This House, and it amazed me when they showed the flippers in California, they would buy a 3 bed 1 bath 900 sq ft house in horrible condition for $250,000 and then sell it fixed up for $400,000!

I do, so I hope the tenants are ready for my more meticulous system.On top of all of that, I will occupy whichever unit is available first, so if I evict I'll be moving in.On another note, the current leases are horrible, so I'm going to ask each unit to agree to a new lease.

Of the last 3 buildings 2 are owned by a bank that foreclosed two of them and they are in horrible shape, need just about everything.
