If it's going to be more than that, make sure you have everything well documented because she will likely make your life hell over that money.

To add-on to what @Russell Brazil detailed, there is some important life changes that can fast-track things. 

He just wants to sell the house and use to $ to help his father with health issues, so he's willing to sell for under market value.

Several factors are changing in my life and I’m thinking of maybe paying down/off some loans but will have to weigh the difference between the prepayment penalty on the commercial ones.

Those properties won't look as good on paper, but they'll perform MUCH better in real life. 

I find great satisfaction in watching projects come to life, building relationships, and tackling challenges.I also have an entrepreneurial spirit and a keen interest in the real estate market.
