Attend in person networking events in your area (there are many in and around Vancouver). 

@Dan Ermolovich why doesn't your PMC have an attorney relationship to handle this?

I tried to create rapport with the owner over the phone but waited to present my real agenda only in person.   

Personally I do not like providing appliances for tenants as the repairs and headaches start adding up.

By year end I will tackle a MF, value add with my son that would be sweet if we can swing the coop/tic (handling the finance challenges is the hurdle) so he ends up with a unit at below 50% of retail.  

Again why is your agent not handling this.. ???  

Your EMD should still be with the title company if it was handled correctly.

There is a large population of low income persons who are poorly integrated and somewhat centralized.

Some of the heavy hitters here in Chicago discussed the ADU program with a very nice person from the building department.

@Mario Morales - Personally, I would do some research in your target market and search (even it on zillow) for 2-4 family properties and see what agent(s) seem to transact the most in that space.
