The refer door, other than the tiny dent a couple inches off the floor, appears that it would simply buff out, so again, just that dent, probably not beyond "normal" in the Court's eyes.

In my message before checkin, (after booking)  I would include words to the effect of “stay away from my neighbor on the left, Mary, and adhere to quiet time, in effect do what you’re supposed to do.“ Include a gentle reminder about the existence of exterior cameras, correct car-count, correct number of guests, correct behavior.

Matt it’s awesome for paddle boarding  I will send u pics   We have a nice sandy beach as well with gentle slope into the river we are affected by the tide though  eagles  osprey hawks  big ocean going ships going up and down river lots to see  it’s just one of those very under radar areas  puget  island and we are on west sunny sands west about 1.5 miles of the ferry landing   So ferry to Oregon and 30 minutes to Astoria  bridge to cathlamet wa  30 minutes to the 5  

For instance, I know if they are in one of our homes with hardwoods, it's $250 to have our guy come and do a quick buff and coat of the floors to take out all of the scratches.

People are very gentle on the properties, they typically arent doing any cooking or using appliances it or anything like that, but we definitely still have Cap ex, and that’s one of them.  

These kinds of renters are very gentle on the home so you don't have to worry about wear and tear or wild parties disturbing the neighbors.I have so much more I can say about this topic.

Gentle persistence and adding value to the deal even before it fully materializes is helpful.
