I think it's a great idea - but a more weather resistant covering should be installed.

That is the mentality of, usually, newer unsophisticated operators, you could be in RE for 30 years and still be an unsophisticated operator/investor.By unsophisticated I mean they lack an in depth understanding of investing or the ramifications and influences of their actions.By nature people take the path of least resistance, do you know how hard it is to get a kid to check the oil in a lawnmower before they start it?

I told them that I didn't want anyone else breaking into the property and that if they saw a balls of flames running from the house at some point in the night...not to worry, it's just one of your friends who didn't listen.Extreme....yup.

As a vendor, I think they could file a mechanics lien without any resistance from the clerk.

Some buyers and sellers are resistant to dealing with a licensee.Also the time/expense to get and hold a license isn't small.

It's the path of least resistance.

There are those flights that end in flames and debris but the actual percentage is very small.
