I view real estate investing as another wealth building tool in my tool kit.

Looking to rent for $175/night min and total estimate is $100k for the build, aiming for 20% CoC.Any pitfalls/advice for this uncharted territory?

New builds, new developments, plenty of rentals within driving distance of the city center, and there are still plenty of areas where a good eye for a rehab job will get you a good ROI.

@Craig Holland Land is often sold with owner financing, in part because buyers have a hard time financing it, and in part because buyers often only need a short time before they can build on the land and refinance out of the seller loan. 

Where we fit into the "turnkey" model is that our marketplace specifically focuses on newly built properties or renovated homes in good markets with property management in place so you are not having to try to self manage from a distance or build a team on your own.

Like SWFLA  new builds  at the time I was buying for 25 to 35k at courhouse and Atlanta until the hedge funds came in and kicked us little guys to the curb. !!

On the flip side, if you've got a bunch of Section 8 tenants living in a building that's in a neighborhood where a lot of the tenant base has good jobs, high credit scores, and are generally reliable people, you've got the most risky tenants in that tenant base and that ain't what ya want.
