Investors are angry Capella earned over $100K in origination fees on that deal and claim Capella did not do adequate due diligence, disclose conflicts of interest, and acted in their borrowers interest and not the investors interest.I know others who invested in a problem Capella loan for a golf course with water rights and multiple home lots.

The definition of each class is heavily weighed on the income level that tenants earn in those areas.

I really would hammer home how your company is local, knows the market, and goes above and beyond to earn 5-star reviews.  

How certain of the appreciation are you would also play into that question.Run some scenarios on what you could do with the extra cash vs what you stand to gain from the appreciation play and decide based on that and your goals.

Do you have extra space on your property for other storage? 

If you can buy all your kitchen appliances at once and ask for an extra discount or at least free delivery & installation, that's great too.

My guess is that the promotions feature will turn into a variable commission model in the future (20% Discount, Airbnb offers 10% to the customer and pockets the 10% in extra Commissions).

May be worth the extra cash on hand and leaving it in the deal.
