Sadly people think they can generate leads out of thin air, meaning the person they called wouldn't have realized they wanted to sell their home had not the wholesaler or investor hit them up to ask if they would be willing to.

If you're at a loss and paying off the shortage still puts you at a loss I think your best bet is selling, or seeing how you can get more income from current rents by making it mid term/seasonal or an air bnb.
