You know what your acquisition cap rate (it's just math) and generally speaking I would not assume a disposition cap rate lower than acquisition, because that is not a conservative assumption.

You also have to look at the fees a GP is charging as my opinion is GP's state we are investing 10 percent or close to that in deal but they charge a 2 percent acquisition fee plus a 1 percent disposition fee which pretty much is that 10 percent investment.
