You will also see people from other States move into Detroit because they can see opportunity for affordable housing and perhaps a better lifestyle for familiesPeople can live in the past and poo poo Detroit till the cows come home, but those paying attention can make money riding the new wave.I have said it before Detroit is on the cusp of a comeback and I wish I had jumped in earlier as many of the markets I like are already too expensive now.

But I do know that they are pushing us to use THEIR title co - we will not be doing that - as I do not believe anyone in this company has the best interest of the consumer and all I see is a nightmare down the road.If it weren't for the fact that I REALLY want this property - I would have walked on this whole fiasco.And to add fuel to the fire - after talking with another realtor in the area - they too had a business deal go awry with this company.

I know mid west stuff brought right for those that live there can be cash cows but lets not lead the CA investor into thinking they can achieve the same results you do living there and being right on top of the asset that is grossly unfair to the community

Your thinking your going to own a C class asset that admittedly has all these draw backs  1. you pay too much in the first place  2. tough neighborhood no liquidity to speak of unless you have the same marketing team that you bought from 3. tough tenants inconsistent rents big maintenance bills because of tenants and underlying quality of the home.And now your left on your own to find a new PM and do it all yourself... this type of investing while promising for those that live and work it in my mind should not be offered as a turn key we will take care of you until the cows come home investment.I think investor really need to look at the what if's  What if I am in the SF Bay ARea and my team disbands what then...
