It can be a drawn-out process, but it might get you closer to that $500k value.

The more you can systemize the process, the more time you'll have to work on the next deal or venture.  

I can not seem to get an accepted offer as my offers are not cash, so I have not seen them through the entire process yet

Hopefully, based on actual field measurements, past project data, and estimating software, your contractor can develop a detailed estimate that lays out the cost of labor and all materials for each phase of the project.

It is not very difficult or complicated to evaluate commercial real estate, there are plenty of good books available that can teach you how, textbooks, online courses, community college classes, even excellent youtube videos etc, and it is actually quite enjoyable in the process to learn.

Follow the lease and the laws in your state and start the eviction process.
