You are so ahead of the curve, those Toledo neighborhoods with the cool and affordable houses (opposite of cookie cutter) will be all the rage when the millennials move out of their parents basement (eventually lol).

There is no 100% correct cookie cutter answer for everyone, regardless of my opinion or anyone else's, so look at all aspects of what you are doing and the consequences.

Nobody in this area is going to want a 4 story townhome located smack in the middle of a busy intersection, not even as a rental, and cookie cutter properties are the first to weaken in a downturn.

I upgrade all of my homes with granite countertops and new appliances in the kitchen and came up with a cookie cutter look for my baths years ago (time to update with the trends).

A bad analogy that comes to mind is when my daughter was selling girl scout cookies.

Start doing some research and then connect...bring in cookies, fruit baskets....offer to bring in fancy coffee (take orders) on a meet and greet. 

There is no cookie cutter, one size fits all approach to this.
