You can still set a pile of money on fire in your own back yard, but it does remove one very important risk factor for a first time investor that, like we all were in the beginning, doesn't have the reps to know what they are doing.I just want to be a voice of reason and reality in a sea of realtors, turn key providers, and other forum lurkers telling folks how easy it is - just build your core 4!

I'd like to add Indianapolis, Indiana, to the list and share why I believe it presents a compelling opportunity for investors this year, although I assume they are in alignment with some of the reasons to invest in the other midwest markets you mentioned.The entry price for homes in Indianapolis is relatively affordable (at an average sale price of $231k).

I'm having a dilemma choosing LVP flooring for a buy and hold remodel that will ultimately be a Personal Care Home in Georgia..The choices are Traffic Master LVP @$1.78/sqft, Duralux Rigid Core LVP $1.58/sqft (sale price cut from $2.29) and Lifeproof LVP @$2.78/sqft.Based on the product features, warranty, etc I'm leaning towards Lifeproof which is sold exclusively by HD.Any seasoned floor experts out there that can weigh in?

PS also handles all billings/collections, and has a bunch of tools and service to deal with communication and resident/resident escalations, and has built an ecosystem of vendors in core markets to support pretty much anything you'd need.

Try to buy on the fringe of the hood for the first one (by a highway, hospital, or school, well lit street, corner lot maybe) instead of right smack in the middle of the urban core.
