I've never really done a deep dive in analyzing the area because it is a retirement community, median income is very low, and there arent a lot of jobs in the area.

It still blows my mind that people will pay someone $15k + profits to learn something when there is so much free information out there or go to a community college and takke some courses for a lot less.
