And if you keep it as a rental for longer than that and then decide to sell, you can indefinitely defer capital gains taxes by buying another rental somewhere else and doing a 1031 exchange.

Give the 2 months notice due to tenant being there more than a year and move in.If the notification was not provided the implication seems to be that the tenant can stay indefinitely, but the wording is not crystal clear to me.

So for the price of an exchange you will get to look at potential properties and you won't have to pay the tax until 2022.Best case you defer all tax indefinitely by finishing a 1031.
