1.Is there an interest reserve and is it funded entirely by borrower at closing or is it capitalized into the loan? 

In this market i would only go that route if you have the resources to cover their initial investment so there would be no loss of capital if things go bad.One of the syndications that i am an LP buys MF, rehabs the existing units, converts tbe garages into max number of studios, brings all units to top of market rent, and exits with max NOI.  

Capital gain is nothing like the cities though.

Large multi-family (5+ units) buy & hold investment.

Purchase price: $520,000

Raised 100% of the funds to buy this property. Very stabilized. 13 unit mobile home park.

Then the arguement is of cash allocation can you make a higher return on capital by paying off your mortgage sooner than investing in _________.
