I was thinking to somehow acquire the property for next to nothing from the current owners who will likely get an insurance payout, use my connections with my old company and suppliers along with BP and other resources to demo (if not complete already) and rebuild with a combination of donated materials, money, time, and whatever paid services may be required. 

Nowadays, we've found other semi-custom cabinet suppliers we prefer over Ikea. 

Also look at your suppliers to source materials via Contractor/Builder discounts, which can improve the bang on your buck.Mike

@Allison Stewart the key is finding the GCs that do the high volume and use wholesale suppliers instead of Home Depot for cabinets and countertops. 

As in investor you might be able to convince local smaller suppliers to give you wholesale pricing on new stuff.

Agents, buyers, sellers, companies, customers, parents, kids, friends, spouses, coaches, players, suppliers, vendors, etc. all give and take to get things done.
