Is it better to fix the house cosmetically or seller Concession

We have a house that we are looking to sell. We had the carpets professionally steam clean and they look fair. The paint looks fair but could use some touchup and one room is pink so it needs to be painted. The back fence is a wooden fence and it needs quite a bit of work or simply to be replaced. I was thinking about repairing the fence, repainting the entire house and changing the carpet. Our realtor said that we might could just offer an seller concession so I would not get involved in some drawn out fix up whereas the new buyers might repaint the house anyway and might not even want carpet.

So my question is this.

Is it better just to sell as is and offer the seller a concession and let them pick out their own paint and do their own floor and fix their own fence? Or should I do that on the behalf of the next buyer and hope to get my money back on the sale?
