I have never seen a judge turn down a request for more time for a qualified sale, unless the homeowner has already abused the system for excessive periods of time.

Hi @Ben Lindquist, The 1031 Exchange Qualified Intermediary is a crucial part of any successful 1031 Exchange transaction.

Just do a normal full loan assumption if your qualified and if your not qualified go for dscr loans even if rates higher. 

If your project qualifies for EPP (Express Permit Program), then you don’t have to secure permits in the traditional way.

Offering the property on a lease-to-own basis might attract buyers who can’t immediately qualify for a mortgage.

Make sure you board up your windows from the inside, you don't want squatters in the meantime, nor further damage.

I’m fine with immigration, but they have to be vetted and qualified.  

They were not terrible, some people would call them C minus, and it wasn't even that much about financial considerations at the time (appreciation was not a thing back then in Milwaukee) but just not what I wanted to own or manage, so I sold them to them tenants - after quite a bit of financial coaching to get them to qualify for a loan.My standard advice is always to buy the best quality property you can afford.

Additionally, smaller properties (2-4 units) tend to have lower cap rates because they qualify for conventional financing, which impacts the math.If you’re struggling with cash flow, finding off-market deals or considering seller financing could be a good way to improve the numbers.
