i would like to add that i tried cash for keys with one tenant in particular three different times, each time upping the amount..for some reason he was convinced he was going to win 25 grand in a countersuit, so he refused..in court, his attorney made it seem like i kept harassing him to move out..the judge didn't buy it and understood what i had tried to do, but beware if you get a bleeding heart judge!

Banks should be awash in cash (the big ones are, but it's locked down), Suntrust is BLEEDING it at 50% erosion in a single quarter.

Those are renting quite fast.My houses in Texas are bleeding since the recent tax increase.

And if any state adds a class to it's particular law, it doesn't automatically bleed over to all states.Some number of years ago, the feds were reading real estate advertisements and taking action when the ads suggested preference for various things, like "great for the young family just starting out" was deemed to discriminate against age.

Several wanna-be flippers are now either cash-bleeding landlords or coming under the foreclosure hammer.Rents are declining in low-income areas and the pool of 'good' tenants is shrinking.

There might be ways to cut back on expenses and minimize the cash bleed.

For example, if you can get your expenses down to $1200 from $2000/mo, you will only bleed out $400/mo instead of $1,200 (plug in your own numbers of course) and will buy yourself more time.  

Know your selected market (s)well and know it's best locations.  

Much of the change also bleeds over into international matters, the accounting treatment changes originated internationally, not just by the IRS.
