Buying Property with need Immediate Evictiion

So we have found a steal from a distressed landlord. He had put a new roof on, replaced the AC, got tenants in there. Then unfortunately his wife got in an accident and the tenant stopped paying at the same time.

These tenants have not paid, and are living there without paying for utilities (living in the cold and dark). We have negotiated a very low purchase price for the property (owner taking a loss).

Now, what I am concerned with is what types of documentation I need to request from the seller to evict the trouble tenants.

    You'll need a copy of the lease agreement, any notices the landlord filed, and a detailed tenant ledger showing amounts owed, amounts paid with check numbers or paid in cash with copies of cash receipts given.

    I would recommend then using an eviction attorney or service to do the next steps. Trying to do the eviction yourself can delay the process sometimes considerably.
