What a great idea.I love the multi family advice of Michael Blank and the Multi Family Academy on Facebook and LinkedIn.

I just picked up a new book called "Financial Freedom with Real Estate Investing" by @Michael Blank I am only about 50 pages in, but so far it is really good. 

The homeowner canceled on my contractor on 3 separate occasions, but let us know an HVAC tech had determined the issue to be a dryer vent leak.

I plan to attend a tax sale in Mississippi soon and the local county assessor told me that I need a letter of credit and a blank check to register for the sale. 

There have been several occasions where I've had to replace windows, locks, switch plates, etc, that a tenant damaged, otherwise I would not have been paid rent.

I'm not a wholesaler but have hired a few people on occasion.

And on more than one occasion they have notified us months after move in that they made a mistake and need to lower the rent.  

Some other features/amenities that my guest can do at my property that they can’t do at any hotel are: have pets and walk them right by the house, 421 legally, BBQ and have 20 friends and family over to celebrate a special occasion(way cheaper to do a celebration at my property as well), full kitchen access(saves even more money, especially with a family or multiple people in a group). 

After gaining experience in my own multifamily deals, becoming educated through multifamily syndication courses (thanks @Michael Blank), attending dozens of summits and meetings, listening to hundreds of multifamily podcasts, reading, networking, analyzing hundreds of deals, and making offers for the past two years, guess how many large deals I got under contract?

The wife and I both have careers that keep us pretty busy and traveling on occasion, so we will most likely need a property manager/contractors up front.
