Inspection alone costs around $250-300, if lead paint is found the remediation can add much more.

I would be trying diligently to remedy that.

They are large expenses and need to be calculated into your purchase price.One final point is to not focus on paint or other items that are small cost to remedy.

I am also going to assume that whole deal with the landlord paying the WSG is either a typo of the same realtor that put up the Monet-like pictures, or that this situation will soon be remedied after buying the property.

Septic issues can be costly to remedy and if there are rules on how large a lot has to be to have its own Septic it could limit on how many more Mobiles you could put on the land.Since Mobile Homes do tend to have more issues than Stick Built, you could sell the Mobile and rent them the land.
