How to handle Returns, %'s, my time managing the renovation, then my time managing the property, etc......Keep in mind I am interested in buy and hold, not fix and sell.Slightly complicating this is that though I am a buy and hold guy I'm not thrilled about the idea of holding a property for several years with a relative knowing the property management issues that might arise.

Generally, most foreign markets are weaker in asset protection compared to the US, and a foreigner will have hell of a time to recover assets in another country should complications arise.

If the govt thinks you're a public problem in your business dealings you're not smart enough to out smart them, it's just a matter of time, if a regulator wants to nail you, you're most likely nailed.Gotta understand, the financing of a RE deal has been around a long time and "investors" have been screwing people for a long time, sometimes it's an intentional scam or unfair practice, often it's arising out of the lack of knowledge, maybe both, bottom line, officials are feed up with it.Add to that the fact that there are larger players that can profit while keeping in compliance that running off the unknowing and scammer types means more business and profits.

Of course, if an opportunity to dispose of one of our properties, for a profit, arises out of plan, we would avail ourselves of the situation if it makes sense to so do ... there's always another property.We have taken measures to setup our property holdings such that they could be passed along to the next generation, while not irrevocably committing ourselves to that path.

We actually pay the owner directly and he has a contract with a PM company to make sure the rental is ready for each guest and is available for when problems arise.
