Your best bet is to pay down your credit card debt, it isn't sexy but paying it down gives you a guaranteed return of 15% or more depending on your rate, that sounds like a no brainier to me. 

After realizing where i would be in 4 years with UPS as a driver vs working at the American Red Cross i made the change it was a no brainer. 

I realize that with a SFH landlords can be somewhat more beholden/fearfull of tenants and that is why SFH and duplexes are a no go for me.

My question about a no money down opportunity has to do with how to analyze the numbers?

They have dealt with this before.....it could be a “no way” or a “no problem”.

My PM has a no smoking/no vaping clause in her contract, and he (tenant) wants the vaping part removed.
