I guess the upside is this young lady seems to be honest and could benefit from an ESA, I am highly annoyed by people who do not have the need and try to lie their way in with fake online registrations but this seems valid.

Those in the business understand that you have questions, those who get annoyed are the ones you should beware of.

@Matt Leber you mentioned your duplexes are long distance…and your concern with long distance is how long it takes to turn a unit-not annoying/erroneous fees or having a lack of integrity with your PM.

It’s annoying when it happens, but you may have just dodged a bullet.

Most LLs are understanding, and it's the deception that annoys me. 

Being prepared makes what could be an emergency more of an annoyance instead. 

Look for local Facebook investor groups and see who the most annoying posters are, those are your bad wholesalers.

Getting the cash buyers is just a bonus/annoyance.. depending how you see it.
