Hi Kent,I think Section8 is a great play if you have the patience to deal with a more challenging type of tenant.

If you already have a preliminary site layout showing the size and quantity of buildings you can put on the lot, you should be able to take that work on some budget construction costs and from there work your possible rents into the equation to see if what you have drawn makes sense cost wise, or if there is a more efficient way to lay the site out and reduce costs. 

Having a professional-looking sign could definitely help you stand out from the crowd, especially if you’re targeting a more discerning audience.

Tough to get a more apple to apple comparison.  

There is a more long term order they can get.   

Some lenders may view this as a more complex scenario, especially if you plan to refinance later.

On a more practical note, what are you going to do to enforce something like that with a typical tenant?!?

I'll add another piece: with interest rates on the downswing, bank on refinancing and higher cashflow in the near future.This may well not be what a "more successful syndicator" would do, but it wasn't a more successful syndicator who asked the question, just an ordinary mom and pop investor who's looking to expand on what she's got.
