I believe that the place where you live is fundamentally a consumption activity. 

I grew up in Los Angeles and San Diego but currently live in San Francisco.I have a great day job working for a luxury beverage alcohol company guiding strategy on how to get Americans to drink more Champagne.

In the autumn and early winter, we say a significant reduction in energy consumption over the prior year (~20%).  

This is a generation that disapproves of conspicuous consumption, "prairie palaces" and the such.  

I know plenty of people with high salaries that can't pay their debt obligations due to over-consumption.

Prepping for your license has cost and time consumption that won't help you for learning to flip.

Use credit for investment not for personal consumption.

Landlord might also have to pay the sewer bill, which is often based on water consumption, so there's another bill that might get bigger.How about wear on the property - do you think another person coming and going, walking on the flooring, banging into walls, slamming doors, etc. won't increase the level of wear?

:)The only thing that would improve the club (other than free alcohol) would be to increase the already increasing membership!
