Unfortunately we've been pretty forthright with our accusations but folks don't seem to care because we have little authority to collect fines and we can't evict.Thank each of you for your very high-quality responses!

In highly competitive sellers markets like this one listing agents get accused of sinister dealings ALL THE TIME, when the truth is there was just a better offer out there.

They will make up an accusation if you have to.

So perhaps just start the conversation by asking what happened as opposed to making accusations, and then stressing the importance of being a good tenant and neighbor (which means not having the police regularly summoned to the property).  

I also want to add, my wife's grandmother has dementia and early on she went through a year or so of accusing all of her relatives of being thieves and trying to ruin her life, I remember it being a normal part of the disease.

I sure wouldn't accuse them of anything without proof.

I am in agreement with making a home safe for the next Buyer, but not feeding FH a bunch of money for accusations and lies they cannot prove to this day!

For one, to cover my *** so that no one can accuse me of representing someone without a license, and secondly I wanted access to the MLS in my area.
