Just learn to be more of a *B*, Courtney, and everything will be OK 😄

I want to create a map outlining A,B,C and D areas so if anyone also has some suggestions on how to best do that I would really appreacite thank you very much! 

Investor you want to be meaning Passive or not, self-managing or hiring a management company, A, B C neighborhood etc The fact that everyone is telling you to do it if you can is easy when it isn't their money.  

Our strategy is to provide nicer-than-average rentals, in a B neighborhood.  

My experience has been that it’s usually better to pay a bit more for a B neighborhood and the cash flow usually ends up being better with far less headaches.

I rent to people that want a B grade rental and have pets.
