I tried posting a similar question in the landlord forum, but I didn't get a response that really spoke to the legal/liability issues with electrical work.I know I need a licensed electrician to do any work in the main panel to avoid a liability issue.

I use the rapid lead paint testers on older homes.I also check the electrical panel for those that no longer meet code & check for a heavily corroded bus bar.

I’m in northern New Hampshire and we made homemade solar using YouTube and we’re able to achieve 85 degrees for much of July and august, our big swim season with just 3 homemade solar panels.

In my area, to consider a room as bedroom, you need to have closet, either built-in or standalone (some Cities prefer built-in only), should have a HVAC vent, but no water heater and no electrical panel in the room.
