From the brokers I spoke to, they are expecting a record amount of properties to come market in 1st/2nd quarter.

I am looking for input on charities that are near and dear to members as a possible charity we will market and donate to each quarter.

That is a capital expense vs just paying quarterly water and sewer bills.

And it's only about a quarter of your total build cost.For a quick reference and depending on your finishes you can assume that your build cost will be somewhere between $120 and $200 per SF, not inclusing land, architctual plans, developemnet costs, impact fees, overhead and holding cost.
