One option that comes to mind is finding a 6 unit property (ideally one of those buildings that is actually 2 triple-deckers w/ basements with a combined stairwell).

Look for all the things that you've mentioned but as Mindy said updated means different things to different people, make sure your plumbing is copper and that your electrical system is grounded and doesn't just have a spot for grounding pins in the plugs.

My thing here is that I'm going for multifamilies, so in my mind I don't need to save the 20/25% for a down payment and I can start making some money month to month.
