-Utility turn on - House isn't done so they haven't actually had to do anything-Tenant placement - House isn't done so they haven't actually placed a tenant-Property management - They're still renovating the property (allegedly) so there's nothing to really manage.I've had to request the rent for literally every month I was owed, but since they've been paying when requested, I let that go.

Refi puts about $17K in our pockets now but literally EVERYTHING is new so it shouldn't need much except the occasional repairs here and there. 2) The property sits on a double lot.

It's a place where families literally come for generations.You can get a 4/4 or 5/3 in ocean lakes all day for 600k and it will do 55-80k depending on location and fit and finish.The only draw backs we have seen from the years we have seen is your lease for the land goes up but not so much it isn't justified in my opinion- they take extremely good care of the grounds and amenities are second to none.

I don't invest in multi-family properties myself but one of the Bigger Pockets frequent contributors on these threads is Brian Burke, who quite literally wrote the book on this, I am buying a copy myself, but please read, i think an ebook available too, I do passive investing only in multi-tenant triple net retail but have spent hundreds of hours doing my own due diligence.
