I have done 3 deals so far, purchasing a homes comfortable enough to live in using VA loans with on average 10-15k of equity on the date of purchase due to finding opportunities in the gray area.

The reality is that regulations are governing certain aspects of mass messaging, and there are a lot of gray areas as well.

This can make a big difference the in evaluation of a property and has caused me to go gray way sooner than I would have liked :) As always I appreciate the insight and efforts of my Bigger Pockets Colleagues.  

Maybe it's doable but seems like it could be a gray area in a not so good way. 

This is feedback for the BiggerPockets forum.I would love to see the forums adjusted so that when someone is quoted, it puts the quote into a box, usually lightly colored gray or blue (to match the BP colors).

Maybe a neutral tile and light gray grout which won't show dirt as easily.
