Over the past few years I've rented to a number of single female parents living from hand to mouth, any little event in their lives knocks them off track.

For a female who has been managing large construction projects for 25 years I was someone no body wanted not even to dig ditchs or scrub toilets and I wudda taken ANYTHING for any amount of pay, I would have worked for raman noodles if someone would have offered it.  

The male did not sleep there this weekend, but still has keys.The female tenant, wants to continue to stay there with her kids.

In December, we signed 3 LTR leases for 4 female college students (including our owner-occupying daughter) for Aug 2018. 

My tenants (who haven not paid their rent this month) or the female texted me this a.m. with a picture of herself stating that the dust in the house caused her face to swell.

Get a disinterested 3rd party female to view the property and give an honest, no holds barred feed back to cover the the non-price issues.

Likewise, he says he understands the HOA fee downside but he believes we would have much less risk than with a house, particularly at the price we could afford now.He says houses (particularly cheaper ones) mean roof and garden problems, as well as damage from kids and pets.He wants condo, professional female, clean and safe even if that means lower profits.I just don't know how we can do DFD with condos.

and well frankly they run it like a mini prison. fully fenced with barb wire tops  full security system on site security.. and Men are not allowed.. the units are all rented to females and children and all on Memphis housing vouchers.. if they are not married no men can come in.. there is some law in Memphis about trespassing and if the men try to sneak in and shack up with the tenants the law is called and they can get arrested.. this is how you run those asset class's can it be done yes.. if done right and you earn the little extra in cash flow ....  

Turns out he had leased to a single female and had written at the top if the lease "Lease Purchase" and the tenant had moved into a house that still needed a lot of work and had paid for some of the work, had been told a price to buy the house ( but apparently there was no mention of purchase in the lease).

I'd prefer to have a single female vs a family or male and just wondering if it's okay to advertise and filter out for a single female.
