It has been my experience that most agents and brokers want happy clients and will not hold you to a BBA, but in some cases the public will misuse an agent and usurp much of his or her time and want to terminate for little or no reason and may have complete disregard for the agent's efforts.

If you are simply setting up a single entity LLC with no intent to be taxed as a partnership or to file a tax return as the LLC then the LLC itself is a "disregarded entity".

Personally, disregarding any major event, I do not see how anything can improve with 10% unemployment and huge debts.The unemployment rate will be the key to watch for a sustainable, not head fake, turn in house prices.
