I find that most of these are ran by other agents.I run an investors meetup and attend other investor meetups 

Instead of figuring out the technology requirements, how about flying to Denver for a nice interview and vacation that's also a tax write-off?  

@Brandon Malone I have 1 LTR in Denver NC and installed a smart lock with a physical key for when/if the batteries die while tenants aren't home.

A great way to start is by attending RE events and joining a local investors association.

I'd network some more and find some other contractors as well...attend some local meetups.

Go to meetups, attend auctions, host your own meetups, hit up EVERYONE in your sphere of influence and add value to/communicate with your database on a regular basis so that you remain top of mind.Just put in the work and try to be a better agent every day.
