It's my first rental so I didn't want any major rehabs, but I am putting in a dishwasher as part of getting "rent ready".

Installing exterior dusk-to-dawn motion detector lighting is always a good idea to keep all kinds of vermin off of the premises after hours.

I was a little hesitant with all being 1-bedrooms, but they are nicely equipped with dishwashers and laundry. 

@Luis Martinez give them an upgrade to use, new stove/dishwasher/microwave/fan. 

We are looking for insight regarding calculating depreciation/wear/repair costs of common use items (refrigerator, freezer, W/D, gas fireplace, A/C, furnace, oven, stove, dishwasher, water heater, water softener, etc.).  

. ~$800 on 2 Dishwashers (they were old)We have a mix of condos, a townhome, and a house.

I'd look at buying a home warranty as insurance in case one of the major items (hot water heater, dishwasher, HVAC (hopefully, but you'll have to beg) goes out.

Egressed a basement window to code, expanded master bedroom, built island, added dishwasher, added new washer/dryer set, sewer repair, new electrical box.

We always find faucets dripping, toilets running, doors that have lock problems, missing screens, broken screen doors, etc.The next thing is we remove every garbage disposer and dishwasher and our tenants never complain.
