I know Investor Carrot and Lead Propeller are some of the more popular template sites used by investors.

@Steve Hammer I prefer the carrot to the stick.

So if that has been their experience and they meet an investor who tries to hang that carrot out there they're going to be hesitant if not fully resistant to it.

I've been an Investor Carrot user for 4 years now and LOVE IT.  

What if the tenant is in violation of the lease and you need to evict, you may have a real issue when it comes time to evict.Keep it clean and don’t let that carrot/hook cloud your vision when it comes to collecting all the rent up front.As far as a pet, don't accept any dogs on the Vicious breed list because of your landlord policy.

Realize that finance companies (Schwab etc) use the "tax issue" as a carrot to keep your money and generate fees off if it.

I had a carrot site for a couple months, and just took it down, because the focus was so much more directed to single family distressed sellers. 

my personal philosophy is to use a carrot approach, rather than just keep their deposit. tell them they can both be held liable for entire contract amount, but if they keep the place clean while you show to prospects and leave the place in good condition it will limit their exposure. of course they should be held liable for any time unit is vacant, but your main goal should be to put new tenants in asap.of course you have the option of taking their deposits and cutting them loose. your approach will depend on state laws and how nice you wanna be.
