I have been looking into buying in Milwaukee Wi, things there are affordable I have $28k saved up and a lot of the duplexes there are around $60k-300k but how am I suppose to get financing when lenders are requiring a minimum of $175k loans, 9.8% interest rates, and want you to have a buffer of 6 months savings for mortgage.

Am I totally missing something, or has this tool changed?

I've read several books, listen to several podcasts, but the market analysis question seems to be answered vaguely (research growth, rent comparables, job opportunities, etc) Am I making it more complicated?

More questions for those in the know:If I have $100,000 available to overfund such a policy immediately, and want that to substantially be the total of what I put into the policy, what sort of policy size am I looking at?  

Am I going to be made to feel guilty if I do ask for my money back in the end?

Hey Jean, no hard rule to this but with properties I've sold, I always think it's best to communicate with your tenants to get ahead of any potential issues.1) Potential buyers will likely need to walk the property, so you'll have to schedule with your tenants.2) They might see the house on Zillow, Redfin etc and think "Am I going to get kicked out?

Or am I off?

Like Matthew says, I took all the risk, so why am I not allowed to profit…..But again, I understand your perspective.
