Also they probably charge a lot more in the summer and winter brakes than this time of year because of demand.

That said I do think sometime this winter a few sellers may get desperate enough to cut prices to where brrring/flipping would be viable again (250-350k gross margin on todays prices.)

Hey Ryan, As an investor/agent im encouraging clients to liquidate what they have, stack the reserves and prepare for buying opportunities this winter.

Ground up construction of a modern Black Box chalet with incredible forest views for a potential Airbnb or straight sale of a SFR 4 Bedrooms/4 Bathrooms close to ski slopes (6 mins), 7mins to the lake and at the edge of a national park with trails starting at the property.

Price of debt is going up, construction costs are still very high, and with downward pressure on pricing it could get very nasty out there this winter. 

Heating costs go up in winter, as does electric due to the reduced natural light and people being indoors more.

Also, remember that if you don't have parking you will have to find new tenants every year (unless you are next to a bus line and your tenants don't have cars) since the winters are brutal and 1 bad storm can make it impossible to park on the street for weeks at a time.
