but I have a house under contract, negotiating on another house, and have 2 warm/hot leads (they previously agreed to my offer then decided not to sell).The house is a seller financed deal. 10k down payment for a 10 year term at 4.5%.

When we apply a multifamily approach to even the way the individual assets are presented and accounted for, the next investors say "ahhh I have such warm and fuzzies and you have proven it with your tidiness, yes I will pay will your premium" :)

Its difficult in So Cal but not impossible, and you don't need your own money to do it, just learn how to be creative and then hustle your heart out.Good Luck
