@David Thompson, @Philippe LaurinThanks for the kind words.I agree 100%, and am already close to finalizing a first venture with a few equity partners for a total of roughly 500K to be used as a down payment for a larger purchase.At this point, I am still able to fund a big proportion of my deals, bit I NEED to figure out how to leverage OPM more effectively to continue advancing as all of my capital gets tied up.

Keep in mind that Fundrise is also venture-backed and you have to question whether the real motive is to gather more investors to make the company more salable in the next few years to a strategic buyer.

:)  In addition to some of the areas mentioned already, be also careful around some of the north Sac areas, like Del Paso Heights, Norwood, etc - there can be some deals there but make sure you know the neighborhoods well if you venture there.
