You can negotiate the variable rates such as 'monthly management fee' but generally speaking, you will need to use their management agreement.

We developed our own, in-house model where we enter in basic variables such as ARV, rehab cost, hold time, etc that then calculates our maximum "strike price" on a buy.

Water/ sewer/ garbage is about the same cost for a 500 square foot unit as it is for a 3,500 square foot house, so utilities become a bigger percentage of total rent and costs with smaller units.Collecting rent is time consuming, if Section 8 doesn't cover 100% of the rent.
