@Tom JordanHere's a start: 1. start a buyer's list (or use existing from company)2. various forums3. daisy chain with a wholesaler to tap into their buyers4. reach out to brokers who sold similar property in the greater area5. reach out to owners who have similar property in the area (particularly recent buyers)If the commercial space is < the residential space and there is no more than 4 units total, this could be a good option for an FHA/conventional buyer.

They apparently stopped insuring anything over 30 years old.The property is only a little under 4200 sf with a ground floor salon and two residential units in the 2nd floor, but I'm having a heck of a time finding another insurance company as the challenge appears to be due to its being a mixed use property.The city of Alameda has a bunch of similar mixed use properties and I will be reaching out to other owners as well.

Using simple numbers, assume I want to purchase a $100,000 property using crypto as collateral:- I pay the closing costs with cash- I put down 10% down payment with cash ($10,000) - I utilize a crypto mortgage for the remaining 90% ($90,000) This way, I still keep my crypto and I have a property, both of which may accrue in value over the long-term.

Do note that only the mortgage interest that you pay is deductible, not the principal payments, but you'd also be able to take depreciation and possibly other expenses on the property such as utilities or maintenance.
