I never thought about saving first before investing  :/  Ironically enough I found "Building Wealth One House At A Time" on Amazon shortly after and had no idea it was also associated with Bigger Pockets.

I think it's a good idea to take caution and keep cash reserve for rainy day (also gun powder dry to get cheap property in down turn). if your portfolio is sfh then you going to have a bit harder time.

Qualification for a Portfolio loan would be based on how cash-flowing the property is, so make sure to have a solid idea of gross rents received, along with the expenses for the property (including taxes and insurance, maintenance, landscaping, any landlord-paid utilities, etc.).
