You almost have to go there now. 1) The tenant may be in serious trouble, and 2) water leaks are a serious deal.

I just started thinking about selling it because of the new local rental/landlord law in Concord, and there is no more depreciation.Plus, I am thinking of maybe it will be nice to have a vacation/rental home in HI too and not worry much of maintenance if the building has maintenance and manager in house.

In a wholesale transaction the seller is in some kind of financial trouble which the wholesaler is helping to resolve.You have two options an assignment or a double closing:I haven't done an assignment myself so not sure completely of the process, but in a double closing there is already a contract with the seller and the wholesaler who is fixing the liens on the title, when that is resolved there is a closing date where the wholesaler execute the contract with the seller and you execute the contract with the wholesaler.In general the closing cost in these type of transactions are covered by the buyer which it could be around 3.5% and it does not include sales agent fees.There is one thing that I didn't understand, it seems that the hard money lender is in charge of the transaction.

@Natalie Medved, take this with a grain of salt, as my wife and I only owned our Airbnb for about 18 months, but also have a close friend that manages something like 20 in the PHX area (a combo of personally owned and 3rd party for clients).We generally had luck in our furniture with the higher end Ikea, mixed with some vintage finds and some new from places like West Elm and Crate and Barrel.

However, if you're managing your investments with a bit more tact, you will put your bonds in the IRA and your higher growth investments in the Roth which would give you differing growth rates.
